NAI MLG Commercial Brokers Long-Term Lease with ITT Technical Institute

NAI MLG Commercial is pleased to announce that Principal Stephen Provancher of NAI MLG Commercial represented JMC Properties LOC 120, LLC (JMC) in brokering a long-term lease with ITT Educational Services, Inc. (aka ITT Technical Institute) (ITT Tech) in Milwaukee, Wisconsin.

ITT Tech has recently leased ±11,015 SF located at 6817 W. Morgan Avenue in the Morgan Office Park. The ±34,000 SF multi-tenant building was more than 50% vacant, after losing the State of Wisconsin’s Employment Offices shortly after the building was purchased. ITT Tech and Oneida Nation have filled the entire space that was once occupied by the State of Wisconsin.

The building exterior will receive an extensive facelift and the building interior will also be completely renovated. Overall, there will be ±$700,000 in improvements to the building. The build-out has already begun and occupancy is expected in Summer 2010.

With ITT Tech being a quality, long-term tenant and the building improvements, other potential tenants have expressed interest in leasing the remaining ±4,075 SF of vacant space.

This new ITT Tech campus will be the fourth one in Wisconsin and the second location within the Milwaukee area. The main Milwaukee area ITT Tech is located at 6300 W. Layton Avenue in Greenfield. The new facility was leased to accommodate the increase in students and the demand for more classes.

“This is the trend we are seeing right now with unemployment as high as it is,” said Provancher. “Unemployed people are looking for ways to retool themselves.”

The Morgan location will add an additional 11 classrooms to accommodate this growth.
